Louisiana is known as the center of Southern Hospitality. The locals are welcoming and warm, making it easy for people from all walks of life to call it home. With its natural beauty, growing economy, and diverse culture, you shouldn’t be surprised why many are considering making the move to this state.

One area in particular that stands out is Baton Rouge. The community is growing and is no longer a sleepy town next to the Mississippi River. A thriving art scene, the presence of Louisiana State University, and numerous options for entertainment are attracting people to this city.

Are you thinking of investing in the Baton Rouge real estate market? Sage Property Management has put together this guide on

the best areas to invest in Baton Rouge. From our experience and expertise in the local market, we have identified several neighborhoods that make ideal investment locations.

Why Baton Rouge?

Before we go into the details, we first answer the questions that each potential property investor might be asking themselves, “Why Baton Rouge?” What makes this town special?

There are tons of reasons to invest in Baton Rouge! The local employment market has been performing well over the years. Construction, oil and gas, and energy are some of the sectors of the local economy that are performing well.

The city also has a lot of recreational activities and tourist attractions. There is the USS Kidd Veterans Museum or the Baton Rouge Zoo. Locals and visitors are spoilt for choice given the numerous entertainment and dining options.

The quality of education in Baton Rouge is second to none. The town has several schools recognized for their comprehensive and top-notch education. Of notable mention is Baton Rouge Magnet High School. After high school, Louisiana State University is just a stone’s throw away and offers a variety of programs and specializations.

Now that you have an appreciation of what Baton Rouge has to offer, let’s explore some of the best neighborhoods in this city for investing in real estate.

Mid City

If you are looking fora property option in the ‘trendy’ parts of town, then Mid City is the ideal place for you. The area is popular thanks to its balance of art, nightlife, and modern amenities.

One of the best attractions of Mid City is its proximity to the Makers Market. As the name suggests, the market is full of small businesses, run by cultural enthusiasts and artists. In addition, downtown Baton Rouge is only a few minutes away. The vibrant community in Mid City can pull anyone in almost immediately.

Garden District

When you visit the Garden District, you’ll notice the streets lined with mature oak trees and well-landscaped residential yards. The area has a lot of history and is still home to many colonial-style homes that have been well-preserved but updated with contemporary amenities.

The neighborhood mostly developed during the early 1900s. Properties in the market offer a varying mix of architectural styles and designs with classical, colonial revival, Queen Anne, and Spanish-influenced styles being the most common.

This suburb is one of the quiet and well-established residential areas away from the hustle and bustle of the urban center. You can call it the antithesis of Mid City because of its peaceful, residential atmosphere.

An advantage of living in the Garden District is its proximity to the City Park Lake and the City Brooks Community Park. The two green areas offer several recreational fields, a fishing lake, a playground, and a dog park. It’s a popular spot for locals on the weekends and offers a quiet, shaded haven.

Zachary

To the north of the town, we have the affordable neighborhood of Zachary. This community is known as one of the safest in Baton Rouge and is ideally located close to green spaces and within a great school district.

A plus of choosing Zachary is its proximity to the Farmer’s Market. Zachary’s Farmer’s Market offers a wide variety of fresh and locally produced vegetables and fruits. But should you choose you want to dine out, several options are just a short drive away.

For recreation and relaxation, residents of Zachary are spoilt for choice. Some of the notable mentions include Beaver Creek Golf Course, Copper Mill Golf Club, and Fernwood Hills Country Club. There is also the local museum which explains the rich history of the area and has artifacts to explore.

Highland-Perkins

Another great neighborhood to purchase an investment property in is Highland-Perkins. After a walk around the area, you’ll probably notice the large student community in this neighborhood, thanks to its proximity to the LSU campus. This is a good option for the unorthodox investor who might be looking to diversify their portfolio and rent out student housing.

The area also has a good proportion of single-family residences. It is a wonderful community with many green spaces and friendly people.

In Conclusion

Many people are making their way to Baton Rouge to take advantage of the quality of education, ample employment opportunities, vibrant culture, and old Southern hospitality. As an investor, we recommend that you look into investing in Mid City, Garden District, Highland-Perkins, and Zachary.
